Module 4 Review: Pricing Evidence Review
This review helps you organize what Module 4 taught about price, evidence, competition, strategy, and market feedback.
No answer here sets a home value, approves a price, or predicts what buyers will do.

Before You Begin
This is not a test.
No grades.
Take your time.
Use your records.
Mark what is still unknown.
Ask the correct professional before deciding.
This review checks recognition and organization. It does not establish market value, recommend an asking price, perform an appraisal, or predict your sale outcome.
How to Use This Review
Read one question at a time. Choose the answer that keeps the facts and limits clear.
- You may change an answer at any time.
- The feedback is here to teach, not to rank you.
- Your answer does not block the next question.
- The progress line counts answers. It is not a score.
- You can finish the review with any mix of answers.
- You can use Review Again to start fresh.
- Keep notes on what feels clear and what does not.
- Bring home-specific questions to the right professional.
There is no need to rush. Read the words. Pick the choice that keeps the facts apart.
When you see a number, ask what kind of number it is. Ask where it came from. Ask what it can show.
When you see a claim, look for the proof behind it. A claim can sound sure and still need more facts.
When you see new market news, add it to the record first. Then decide what question you need to ask.
Five Ideas to Keep Separate
- Asking price is a seller decision. A market-value opinion is based on evidence. Sale price comes from an agreement.
- Completed sales may provide evidence, but a useful comparison depends on relevant similarities and differences.
- Active listings show current competition. They are not completed-sale evidence.
- Pricing above, near, or below evidence creates tradeoffs. None of those positions guarantees a result.
- Market feedback is information. One signal does not automatically prove one cause.
The Seller Pricing Evidence Record can help you keep facts, professional opinions, estimates, unknowns, active competition, and completed evidence in separate places.

You Completed the Module 4 Review
You completed the Module 4 review. You can go back to any question and read the feedback again.
Use the review to sort what you know, what you think, and what you still need to ask.
Completion means you reached the end of this educational review. It is not a grade, appraisal, pricing approval, or prediction of a sale result.
Aha Moment
Good Pricing Decisions Do Not Come From One Number
They come from keeping each kind of information in its own place.
Ask what is a price choice, what is a sold-home fact, what is active competition, and what is still unknown.
The useful skill is knowing what each item can show. Then you can see which questions still need help from the right professional.

Update Your Seller Pricing Evidence Record
You may revise the record as you learn more. Keep each item in the right category.
Use the record as a work page. Write down what you know. Mark what you still need to check.
A clear record can slow down a rushed guess. It can also help you ask a short, useful question.
- Completed sale or active competition
- Asking-price scenario
- Property difference
- Source and source date
- Fact, professional opinion, estimate, or unknown
- Market-response observation
- Your interpretation or conclusion
- Professional question and next step
Keep observation separate from interpretation. Keep asking price separate from market-value opinion. Keep active listings separate from completed sales.
Fair-Housing Boundary
Do not use race, color, national origin, religion, sex, familial status, or disability to set a price or select comparables.
Do not use those protected classes to target buyers or explain market response.
Protected-class information does not belong in the Seller Pricing Evidence Record as pricing or market-analysis evidence.
Know Which Question Belongs to Which Professional
- A qualified real estate professional may help organize market evidence, active competition, and strategy questions.
- A licensed or certified appraiser handles appraisal work within the appraisal assignment.
- A Florida real estate attorney handles legal or contract interpretation.
- A lender or mortgage professional handles transaction-specific financing questions.
This review does not establish market value, perform an appraisal, approve a price, or guarantee buyer response or a sale result.
