Start Before You Contact or Register With Lennar
Talk with Roland before you contact Lennar. Do this before a visit, loan application, home hold, or deposit.
The Lennar sales agent works for Lennar. Registration and agent rules can change by community and date.
Roland can organize the comparison. A Florida attorney explains legal rights. A lender explains financing. Inspectors, insurers, engineers, school officials, utility providers, and public agencies answer within their own scopes.
What “Lennar Broward” Means
A county market page may group several cities, communities, collections, plans, home types, and construction stages.
- Exact community and collection
- Exact plan, elevation, and homesite
- Exact address and municipality
- Exact property and ownership type
- Exact availability and completion stage
- Exact written price, premium, features, and incentive
Do not treat all Broward homes as one product set. Check the exact home.
Broward County Is the Broad Location, Not the Final Jurisdiction
Incorporated municipality, unincorporated Broward County, postal city, regional market label, water-control district, special district, and utility service area.
These terms may point to different legal or service boundaries.A mailing or market name may not identify the government that controls permits, zoning, taxes, utilities, drainage, or emergency services. Verify the parcel record and exact address with the correct official authority.
A Fort Lauderdale mailing name may not mean City of Fort Lauderdale. Other market names may not match the governing city.
- Legal address and parcel identification record
- Municipality or unincorporated status
- Zoning and permitting authority
- Taxing authorities
- Water, sewer, septic, or well service
- School assignment
- Police, fire, and emergency-service jurisdiction
- HOA, condominium, CDD, water-control, drainage, or special district
- Flood, storm-surge, and evacuation designations
Incorporated and Unincorporated Areas Can Work Differently
Local rules and services can differ. This may affect permits, utilities, fees, code enforcement, drainage, and emergency help.
Neither setup is always better. Check the current records for the exact property.
Verify Community and Home Status Directly
A Lennar market page can change fast. It does not prove that every listed plan or home is still available.
- Active, future, final-opportunity, paused, or sold-out status
- To-be-built, under-construction, completed, or quick move-in status
- Written price and homesite premium
- Included, optional, upgraded, or substituted features
- Amenity status and controlling entity
- Current incentive, affiliate condition, and closing deadline
Model homes and renderings may show added features. The written specifications control.
Coastal, Canal, Drainage, Preserve, and Inland Conditions Differ
Broward homes can face different water and site conditions, even within the same county.
- Coastal, barrier-island, canal, river, lake, preserve, wetland, drainage-district, or inland setting
- Current flood, storm-surge, and evacuation information
- Elevation records when available
- Lot grading and drainage design
- Seawall, dock, shoreline, canal-bank, or lake-bank duties
- Water-access rights and maintenance duties
- Homeowners, wind, flood, and named-storm coverage
Inland does not mean no flood risk. New construction is not hurricane-proof or flood-proof.
Ownership Type, Condominiums, Associations, and Reserves
A detached home, townhouse, villa, condominium, or mixed-use property can create different duties.
- Declaration, bylaws, rules, and amendments
- Budget, reserves, and possible special assessments
- Structural reserve studies or milestone records when applicable
- Association insurance and loss-assessment coverage
- Parking, pet, rental, application, and occupancy rules
- Owner and association maintenance duties
One association’s rules do not control another property. A Florida attorney should explain legal duties.
Taxes, HOA, Condominium, CDD, and District Costs
An advertised payment may leave out major ownership costs.
- Completed-home property-tax estimate
- Homestead assumptions and non-ad valorem assessments
- HOA or condominium assessment
- CDD, water-control, drainage, or special-district charge
- Pending or possible special assessment
- Homeowners, wind, flood, loss-assessment, and mortgage insurance
- Maintenance duties and reserve planning
Do not use the seller’s current tax bill as the buyer’s future bill. Assessments can change.
Utilities, Permits, and Public Records
Permit, utility, drainage, and service records depend on the exact property.
- Water and sewer provider
- Septic or well conditions
- Building, zoning, and code authority
- Open permits and public inspection records
- Certificate of occupancy or completion records
- Solid waste, stormwater, and drainage service
- Easements, utility duties, and district obligations
Schools, Roads, Airport, Port, Rail, and Commutes Need Address Checks
Marketing, city names, and online maps do not promise a school, bus route, program, or future boundary.
Use the exact address and current Broward County Public Schools tools.
- Exact work and school destinations
- Departure time and traffic pattern
- Toll road, drawbridge, canal crossing, rail, and transit access
- Airport flight paths, port traffic, freight activity, and road work
- Weather, school traffic, and event conditions
Do not use one fixed drive or noise claim for the whole county.
Representation, Financing, Contract, Inspection, and Warranty
- Representation: address it before direct builder contact, registration, a visit, or a loan application.
- Financing: compare rate, APR, points, later payment, cash to close, taxes, insurance, HOA, condominium, and district costs.
- Contract: review deposits, appraisal, delays, notices, cancellation, default, association, seawall, access, and closing terms in writing.
- Inspection: verify access, stages, repair process, drainage, moisture, roof, windows, seawall, dock, and specialist needs.
- Warranty: review the exact booklet, claim steps, exclusions, maintenance duties, and timing.
The Exact Broward Property Controls the Decision
Two Lennar homes can share the same county and builder but have different cities, flood conditions, associations, reserves, utilities, schools, district costs, insurance needs, roads, and contract terms.

A Hypothetical Two-Home Comparison
A buyer compares two Lennar homes in Broward. One appears canal-oriented. The other appears inland or preserve-adjacent.
- Address, parcel record, municipality, or unincorporated status
- Community, collection, plan, homesite, property type, and ownership form
- Written price, premium, specifications, and current status
- HOA or condominium assessment, reserves, and possible special assessments
- CDD, water-control, drainage, or district charges
- Completed-home tax estimate
- Homeowners, wind, flood, and loss-assessment insurance
- Flood, evacuation, seawall, dock, shoreline, drainage, canal, lake, or preserve duties
- Utility provider, school assignment, and permitting authority
- Rate, APR, points, first payment, later payment, and cash to close
- Contract deadlines, inspection access, warranty, completion, and closing status
This is not a real listing. It assumes no actual price, school, tax, flood, utility, insurance, assessment, or closing fact.
