Contact Roland Before You Contact Lennar

Ask about agent help before you contact Lennar. This includes forms, calls, chats, visits, tours, loan steps, deposits, offers, and contracts.

The first contact may create a builder record sooner than the buyer expects.

  • Save the real project link.
  • Pause before creating an account or requesting facts.
  • Confirm the now project rule in writing.
  • Review any buyer broker written deal before proceeding.
Representation and Compensation Boundary

The Lennar sales representative works for Lennar. An outside buyer agent participates only under the now written rules and written deals. Agent pay, right to take part, savings, incentives, and results are not guaranteed.

Why First Contact May Matter

Builder record rules can turn on what happened first, who was identified, and which project recorded the lead.

  • Web form or account creation
  • VIP, interest, or priority list
  • Phone call, text, email, or online chat
  • Appointment, event, QR code, or mobile application
  • Sales-center or model-home entry
  • Self-guided or representative-led tour
  • Mortgage prequalification, reservation, deposit, offer, or contract

Lennar’s broker policy says agent pay is not offered in every project. Where offered, the now broker policy and builder record steps control who may take part.

Ask Lennar for the exact current community policy in writing. Ask the brokerage how that policy interacts with the buyer’s written agreement.

Lennar Sales Representative and Buyer’s Agent Have Different Roles

Both roles can be proper. They do not serve the same client.

  • Lennar sales representative: works for Lennar and explains the builder’s homes, process, documents, prices, incentives, and rules.
  • Buyer’s agent: helps the buyer compare projects, sort questions, track deadlines, help plan inspections, and identify when another expert is needed.
  • Florida attorney: reviews legal rights, contracts, remedies, ending terms, disputes, and legal results.
  • Lender: evaluates financing and issues written forms, loan review decisions, and approval terms.
  • Inspector or specialist: reviews property terms within the expert’s scope.
  • Appraiser: provides a value opinion for the assignment.
  • Title or closing expert: handles title, escrow, settlement, and closing duties within that role.

Registration Is Not the Same as Representation

Separate the builder record from the buyer’s broker relationship.

  1. Was the buyer registered?
  2. Who registered the buyer?
  3. When and by which contact way?
  4. Which project or division is covered?
  5. How long does the record remain active?
  6. Must the agent attend or accompany?
  7. Is buyer-agent taking part allowed?
  8. Is agent pay offered?
  9. What written buyer written deal applies?
  10. What payment duty may the buyer have?

A builder record does not prove agency, agent help, agent pay, legal advice, or a contract right.

Community Rules Must Be Verified

Do not assume one Lennar rule applies to every project, area, deal, or date.

Precise language you may see

“The homebuyer must identify and register the broker” or “the buyer must be accompanied on the first visit.”

Examples of published cooperating-broker policy language.
What it means here

Timing, name record, attendance, project coverage, exclusions, and written paperwork may affect right to take part. The real now policy controls.

Read the Buyer Brokerage Agreement

The written deal should explain the role, services, term, scope, ending terms, and agent pay.

  • Broker relationship and services
  • Time period and geographic or property scope
  • Exclusivity and ending terms terms
  • Buyer and broker duties
  • Agent pay amount or way
  • Builder-paid agent pay, when offered
  • Possible buyer responsibility for a difference
  • Credits or concessions that may be negotiated

The builder may offer agent pay. The buyer’s written deal must also allow it. The buyer must review the real terms before proceeding.

Ask the brokerage to explain the agreement. Ask a Florida attorney about legal rights or consequences outside the agent’s scope.

Compensation Is Not Automatic

Do not rely on “free agent help” or “the builder always pays.”

  • The builder may offer agent pay in some transactions and not others.
  • The written buyer written deal may create a buyer payment duty.
  • The builder’s offer may be lower than the agreed amount.
  • Credits and concessions may be limited by the contract, builder, or lender.
  • Agent pay terms should be confirmed before the buyer commits.

Written Confirmation Is Stronger Than Assumption

Keep the now policy, builder record, and agent pay terms together.

  • Project and division name
  • Buyer and broker name record
  • First-contact date and way
  • Builder record date, duration, and coverage
  • Attendance or accompaniment requirement
  • Agent pay amount, way, and exclusions
  • Buyer broker written deal
  • Any builder acknowledgment or cooperation form

Already Contacted Lennar? Pause Without Blame

Contacting the builder does not mean you did something wrong. Verify what was recorded and what options remain.

  • Save emails, texts, proofs, meeting records, and account records.
  • Identify the first contact date and way.
  • Ask for the now project policy in writing.
  • Speak with the chosen broker.
  • Review any signed buyer written deal.
  • Use a Florida attorney when legal rights or contracts are involved.
  • Avoid signing more documents until roles and duties are understood.

How Representation May Help

Agent help can sort the process. It cannot promise the result.

  • Project comparison: sort written prices, features, assessments, timelines, and rules.
  • Financing: compare rate, APR, points, buydowns, affiliate terms, and later payment.
  • Contract: route legal terms and rights to a Florida attorney.
  • Inspection: help plan access questions and independent experts.
  • Appraisal: know the appraiser’s separate valuation role.
  • Warranty and closing: track documents, deadlines, open items, and proper expert questions.

A Realistic Lennar Buyer Example

This example is hypothetical. It does not state a now Lennar outcome.

A buyer requests pricing through a Lennar web form, then asks Roland for help.

The buyer first checks the form date, account, project, meetings, visits, policy, agent pay, and written deal. Taking part is not assumed.

The answer depends on the real written records and now project policy.

Aha Moment

Buyer representation can be affected before the buyer signs a contract.

A form, call, chat, meeting, event, or model-home visit may create a builder record. The safest time to ask about agent help is before direct contact.
