Start Before You Contact or Register With Lennar

Talk with Roland before you contact Lennar. Do this before a visit, loan form, home hold, or deposit.

The Lennar sales agent works for Lennar. Agent and sign-up rules may change by site and date.

Role Boundary

Roland can organize the comparison. A Florida attorney explains legal rights. A lender explains financing. Inspectors, insurers, engineers, environmental specialists, school officials, utility providers, and public agencies answer within their own scopes.

What “Lennar Collier County” Means

A county or Naples-area page may group many towns, sites, plans, home types, and build stages.

  • Exact community and collection
  • Exact plan, elevation, and homesite
  • Exact address and jurisdiction
  • Exact property and ownership type
  • Exact availability and completion stage
  • Exact written price, premium, features, and incentive

Do not treat all Collier homes as one product. Check the exact home.

Collier County Is the Broad Location, Not the Final Jurisdiction

A Naples mail name may not mean the City of Naples.

The property may sit in another city or unincorporated Collier County.

Check the parcel, zoning office, permit office, utilities, taxes, schools, fire district, and emergency service.

  • City of Naples, Marco Island, Everglades City, another municipality, or unincorporated county
  • Postal city, Naples-area label, or census-designated place
  • CDD, stewardship district, utility district, drainage district, or water-management district
  • Public-utility, private-utility, well, or septic service area
  • School attendance boundary, fire district, and emergency-service jurisdiction

“Unincorporated Collier County” is a jurisdiction term.

It means the property is outside a municipality. County agencies may control some records and permits. Confirm the exact parcel with the Property Appraiser and the proper county or municipal office.

Naples, Coastal, Inland, Eastern, Rural, Wetland, and Preserve Labels Need Verification

Collier County has coast, inland, eastern, rural-looking, wetland, and preserve areas.

An eastern address is not always rural. A rural mail name does not prove farm use.

A preserve view is not a permanent promise unless the records support it.

  • Municipality or unincorporated status
  • Future land use, zoning, conservation, and environmental limits
  • Public road, private road, or gate responsibility
  • Public water and sewer, private utility, well, septic, or another system
  • Lake, canal, wetland, preserve, irrigation, and drainage duties

Verify Community and Home Status Directly

A Lennar market page can change fast. It does not prove each plan or home is still for sale.

  • Active, future, final-opportunity, paused, or sold-out status
  • To-be-built, under-construction, completed, or quick move-in status
  • Written price and homesite premium
  • Included, optional, upgraded, or substituted features
  • Amenity status and controlling entity
  • Current incentive, affiliate condition, and closing deadline

Model homes may show added items. The written specs control.

Coastal, Inland, Eastern, Wetland, Preserve, and Drainage Conditions Differ

A new home can still face flood, drainage, wind, power, wildfire, and insurance risks.

Coast, lake, canal, wetland, preserve, eastern, and inland homes can have different duties.

Inland does not mean no flood risk. A new home is not storm-proof or flood-proof.

  • Flood zone, storm-surge area, evacuation zone, elevation, and wildfire information
  • Lot grading, drainage design, lake or canal bank duties, and preserve limits
  • Road access, gate maintenance, well, septic, irrigation, and utility availability
  • Wind, homeowners, flood, and loss-assessment insurance
  • Stewardship, drainage, water-management, utility-district, or association duties

Ownership Type, Associations, Districts, Roads, and Reserves

A home may be fee-simple, a townhome, a villa, a condo, or an acreage home.

The label does not show all buyer duties. Read the exact records.

  • HOA or condominium declaration, bylaws, rules, budget, and reserves
  • CDD, stewardship-district, utility-district, drainage, or water-management records
  • Private-road, gate, landscaping, irrigation, lake, wetland, or preserve maintenance
  • Parking, vehicle, rental, pet, occupancy, architectural, and use restrictions
  • Pending assessments and common-area repair plans

Taxes, HOA, CDD, Stewardship, Utility Districts, Insurance, and Recurring Costs

An ad payment may leave out key home costs.

The old tax bill may not show the buyer’s future tax bill.

Do not assume a Collier site has or lacks a CDD, stewardship district, utility district, or other fee.

  • Completed-home property taxes and non-ad valorem assessments
  • HOA, condominium, CDD, stewardship, utility, drainage, or water-management charges
  • Homeowners, wind, flood, mortgage, and loss-assessment insurance
  • Private-road, gate, well, septic, irrigation, landscaping, and reserve costs
  • Special assessments and charges that may change

Water, Sewer, Well, Septic, Irrigation, Roads, Zoning, and Permits

A Naples mail name does not prove public water or sewer.

The exact home may use public utilities, a private utility, a well, septic, reclaimed water, or another system.

Check capacity, fees, permits, testing, inspection records, and future extension assessments.

  • Parcel identification, municipality, zoning, and permitting authority
  • Water provider, sewer provider, well, septic tank, drain field, and irrigation source
  • Public road, private road, gate, drainage, canal, lake, wetland, or preserve responsibility
  • Utility connection, deposits, recurring charges, testing, and replacement duties
  • Police, fire district, code, and emergency-service jurisdiction

Schools, I-75, Regional Roads, Airport, Seasonal Traffic, and Commutes Need Address Checks

A nearby school does not promise a seat, bus route, program, or future school line.

Use the Collier school address tool for the exact home.

Drive time changes by route, season, school traffic, road work, events, weather, and evacuation conditions.

  • Current school assignment and transportation eligibility
  • Interstate 75 and regional-road access
  • Airport, preserve, canal, seasonal, and construction effects
  • Current road and evacuation conditions
  • Exact work destination and departure time

Representation, Financing, Contract, Inspection, and Warranty

  • Representation: address it before direct builder contact, registration, a visit, or a loan application.
  • Financing: compare rate, APR, points, later payment, cash to close, taxes, insurance, HOA, condominium, and district costs.
  • Contract: review deposits, appraisal, delays, notices, cancellation, default, utility, access, district, environmental, and closing terms in writing.
  • Inspection: verify access, stages, repair process, drainage, moisture, roof, windows, well, septic, irrigation, and specialist needs.
  • Warranty: review the exact booklet, claim steps, exclusions, maintenance duties, and timing.
Aha Moment

The Exact Collier Parcel Controls the Decision

Two Lennar homes can share Collier County and the same builder, yet have different jurisdictions, roads, utilities, wells, septic systems, schools, flood conditions, districts, environmental limits, insurance needs, and contract terms.

Two Collier County homes showing different paved and gravel road access, utility equipment, drainage, and neighborhood infrastructure.

A Hypothetical Two-Home Comparison

Hypothetical example: a buyer compares a utility-served planned home with an inland home in another district.

  • Address, parcel record, municipality, or unincorporated status
  • Community, collection, plan, homesite, property type, and ownership form
  • Written price, premium, specifications, and current status
  • HOA or condominium assessment, reserves, and possible special assessments
  • CDD, stewardship, utility, drainage, or water-management charges
  • Completed-home tax estimate
  • Homeowners, wind, flood, and loss-assessment insurance
  • Flood, evacuation, road, gate, lake, canal, wetland, preserve, irrigation, well, or septic duties
  • Utility provider, school assignment, zoning, permitting, and fire district
  • Rate, APR, points, first payment, later payment, and cash to close
  • Contract deadlines, inspection access, warranty, completion, and closing status

The buyer checks each parcel, road, utility, district, flood record, school line, quote, contract, and spec.

Questions for the Correct Professional or Authority

Ask Lennar

  • Which Collier communities and homes are currently active?
  • What exact community, collection, plan, homesite, property type, and address apply?
  • Is the property coastal, inland, eastern, lake-adjacent, preserve-adjacent, wetland-adjacent, rural, or inside a special district?
  • Which features are standard, optional, upgraded, substituted, or model-only?
  • What HOA, condominium, CDD, stewardship, utility, drainage, district, price, incentive, deadline, and affiliate conditions are written?
  • Is the home served by public water and sewer, private utility, well, septic, or another system?

Ask the buyer’s agent

  • What should happen before registration or direct Lennar contact?
  • Which municipality, utility, road, school, tax, flood, insurance, association, district, zoning, environmental, and cost facts remain unverified?
  • Which county comparisons help, and which facts need exact-property records?

Ask a Florida attorney and lender

  • Which contract, deposit, appraisal, delay, cancellation, default, notice, access, utility, well, septic, environmental, and district terms control?
  • What rate, APR, points, later payment, full payment, and cash to close apply?
  • Does the payment include taxes, wind, flood, mortgage insurance, HOA, condominium, CDD, stewardship, utility, and district costs?

Ask inspectors, insurers, specialists, and official authorities

  • Which inspection stages and specialist reviews are available?
  • Do drainage, well, septic, irrigation, wetland, preserve, roof, moisture, or structural items need an engineer, environmental consultant, surveyor, septic contractor, well contractor, roofer, or other specialist?
  • Which jurisdiction, permits, utilities, flood, wildfire, evacuation, insurance, taxes, assessments, schools, fire district, police, and emergency services apply?
Use the exact property and current official records. A Florida attorney explains legal duties. A lender explains financing. Inspectors, engineers, environmental consultants, insurers, appraisers, school officials, utility providers, and public agencies answer within their own scopes.
