Start Before You Register, Choose an Incentive, or Sign
Talk with Roland before you contact Lennar. Do this before a visit, deposit, credit check, or contract.
The Lennar sales agent works for Lennar. Your own agent can help track questions and dates early.
Roland can organize the comparison. A licensed lender explains loan terms. A Florida attorney explains contract rights. An appraiser, insurer, tax professional, or financial adviser answers within that professional scope.
One Incentive Can Change Different Parts of the Deal
An offer may change the price or cash due. It may also change payments, options, lender choice, or timing.
- Price reduction: may lower the written contract price.
- Closing-cost credit: may help with eligible costs and prepaids.
- Temporary buydown: may lower early payments for a limited period.
- Permanent rate reduction: may use points or other funds to lower the note rate.
- Option credit: may reduce the cost of selected finishes or features.
- Homesite reduction: may lower a location-based premium.
These choices do not have the same effect. The written offer and contract control.
Headline Value Is Not the Same as Usable Value
A large headline may not give the buyer that full value.
- Does the buyer qualify?
- Does the exact home qualify?
- Does the selected loan qualify?
- Is an affiliate required?
- Can the full amount be applied?
- Do loan limits reduce the usable amount?
- Are unused funds lost?
- Must another promotion be surrendered?
- Can the closing deadline be met?
- Does a construction delay change the result?
Lennar says offers can have limits. The home, area, date, lender approval, supply, and written terms may matter.
Price Reduction and Financing Credit Affect Different Things
Price reduction, seller contribution, lender credit, discount points, temporary buydown, and eligible closing costs.
Terms found in promotions, contracts, and loan disclosures. The terms describe different uses of value. A licensed lender should explain loan effects. A Florida attorney should explain contract effects.
Price reduction may affect
- Contract price
- Loan amount
- Down payment
- Principal and interest
- Appraisal analysis
- Another incentive choice
Financing incentive may affect
- Rate or points
- Closing costs
- Cash to close
- Early payment
- Later payment
- Lender choice
- Closing deadline
Compare Each Incentive Category Separately
Closing-Cost Credit
Check who gives the credit. Check allowed costs, loan limits, approval, dates, and unused funds.
Temporary Buydown
The early payment may be lower for a short time. The note rate may stay the same. Compare the later payment.
Permanent Rate Reduction
Compare the cost now and the payment change. Also check break-even time, time in the home, and cash left.
Upgrade or Option Credit
The credit may pay for finishes. It may not lower the loan, payment, or cash due by the full headline amount.
Homesite-Premium Reduction
Verify the revised written price and whether another offer is lost.
Compare Early Payment, Later Payment, and Full Ownership Cost
- Principal and interest
- Property taxes
- Homeowners and wind insurance
- Flood insurance when applicable
- Mortgage insurance
- HOA or condominium charges
- CDD or district charges
- Special assessments
- Maintenance reserves
- Temporary payment
- Permanent later payment
Ask: Does the lender allow this payment? Is it also healthy for my life?
The Appraisal Does Not Decide the Contract Right
The appraiser gives a value opinion. The contract controls buyer rights after a low appraisal.
- Contract price
- Concessions and credits
- Option value
- Homesite premium
- Comparable sales
- Lender treatment
- Cash needed after a shortfall
A larger offer does not prove a low appraisal. A lower price does not promise appraisal support.
Closing Dates, Rate Locks, and Delay Can Change Usable Value
An offer may require a contract, funding, or closing date.
- Is the home complete?
- Are permits and occupancy approvals ready?
- Can the lender meet the date?
- Is insurance available?
- Is title ready?
- Does the rate lock remain valid?
- What does an extension cost?
- Does construction delay preserve the offer?
- Can the buyer change lenders or homes?
Do not assume Lennar will keep the offer after a delay. Do not assume a free rate-lock extension.
Affiliate Use Must Be Confirmed in Writing
Some offers may require Lennar Mortgage or another affiliate. That rule does not apply to every purchase.
- Which affiliate is required?
- Which service remains optional?
- What disclosure applies?
- How does choosing another provider change the offer?
- Can the buyer shop?
- Which deadlines apply?
Promotions May Not Combine
The buyer may need to choose one form of value.
- Price reduction or closing-cost credit
- Temporary or permanent buydown
- Upgrade or financing credit
- Inventory discount or lender incentive
- Homesite reduction or design credit
- Rate incentive or outside lender
Do not assume offers stack. Do not predict a future promotion.
The Biggest Headline May Not Create the Biggest Usable Benefit
Compare what changes in price, payment, cash to close, later payment, fees, appraisal, lender choice, options, and deadline risk.

A Hypothetical Three-Choice Comparison
A buyer sees three choices. They are a lower price, a short-term buydown with cost help, and an upgrade credit.
Before choosing, the buyer compares:
- Revised contract price and loan amount
- Down payment
- Note rate and APR
- Points and fees
- First-year and permanent payments
- Builder and lender credits
- Usable closing costs
- Total cash to close
- Appraisal treatment
- Homesite and option value
- Lender and affiliate requirements
- Contract and closing deadlines
- Rate-lock and extension risk
- Taxes, insurance, HOA, and district charges
- Emergency savings left after closing
- Expected ownership period
There is no automatic winner. The written terms and the buyer’s needs control.
Documents to Gather

- Written incentive addendum
- Purchase and financing addenda
- Price-reduction terms

- Loan Estimates from comparable lenders
- Affiliate-business disclosure
