Start Before You Contact or Register With Lennar
Talk with Roland before you contact Lennar. Do this before a visit, loan application, home hold, or deposit.
The Lennar sales agent works for Lennar. Agent rules can change by community and date.
Roland can organize the comparison. A Florida attorney explains legal rights. A lender explains financing. Inspectors, insurers, appraisers, school officials, utility providers, and public agencies answer within their own scopes.
What “Lennar Miami-Dade” Means
A county page may group many places and home types. It may also group plans and collections.
- Exact community and collection
- Exact plan, elevation, and homesite
- Exact address and jurisdiction
- Exact property type
- Exact availability and completion stage
- Exact written price, premium, features, and incentive
Do not treat all county homes as the same. Check the exact home.
The County Name Is the Broad Location, Not the Final Jurisdiction
Incorporated municipality, unincorporated Miami-Dade County, postal city, census-designated place, special district, and utility service area.
These terms can point to different legal or service boundaries.A mailing name may not identify the government that controls permits, zoning, taxes, utilities, or emergency services. Verify the folio and exact address with the correct official authority.
A Miami mailing name may not mean City of Miami. Other mailing names may not match the local government.
- Legal address and county folio
- Municipality or unincorporated status
- Zoning and permitting authority
- Taxing authorities
- Water, sewer, septic, or well service
- School assignment
- Police, fire, and emergency-service jurisdiction
- HOA, condominium, CDD, or special district
- Flood and evacuation designations
Incorporated and Unincorporated Areas Can Work Differently
Local rules and services can differ. This can affect permits, utilities, fees, and emergency help.
Neither setup is always better. Check the current records.
Verify Community and Home Status Directly
A Lennar market page can change fast. It does not prove that each plan or home is still open.
- Active, future, final-opportunity, or sold-out status
- To-be-built, under-construction, completed, or quick move-in status
- Written price and homesite premium
- Included, optional, upgraded, or substituted features
- Amenity status and controlling entity
- Current incentive and closing deadline
Model homes may show added features. The written feature list controls.
Taxes, Associations, Districts, and Recurring Costs
The shown payment may leave out major costs.
- Completed-home property-tax estimate
- Homestead assumptions
- Non-ad valorem assessments
- HOA or condominium charges
- CDD or special-district charges
- Utility or special assessments
- Homeowners, wind, flood, and mortgage insurance
- Maintenance duties and reserves
Do not use the seller’s tax bill as your future bill. Also check for HOA, CDD, or district costs.
Flood, Drainage, Wind, Insurance, and Evacuation
A new home can still face flood, drainage, wind, insurance, and power risks.
- Current FEMA and local flood information
- Elevation records when available
- Lot grading and drainage design
- Nearby canals, lakes, wetlands, preserves, or low areas
- Flood-insurance requirements
- Homeowners and wind coverage
- Named-storm deductibles
- Association or district maintenance duties
- Evacuation information when relevant
A flood zone is only one clue. A new home is not storm-proof.
Utilities, Permits, and Public Records
Permit and service records depend on the exact address.
- Water and sewer provider
- Septic or well conditions
- Building and zoning authority
- Open permits and public inspection records
- Certificate of occupancy or completion records
- Solid waste and drainage service
- Easements and utility obligations
Schools and Transportation Require Address-Level Checks
Marketing and online maps do not promise a school. They also do not promise bus service or future boundaries.
Check the exact address with current school tools and official sources.
- Exact work and school destinations
- Departure time and traffic pattern
- Toll-road, bridge, rail, or transit access
- Weather, construction, event, airport, port, or freight effects
Do not use one fixed drive time for the whole county.
Representation, Financing, Contract, Inspection, and Warranty
- Representation: address it before direct builder contact or registration.
- Financing: compare rate, APR, points, later payment, cash to close, insurance, taxes, HOA, and district costs.
- Contract: review deposits, appraisal, delays, notices, cancellation, default, and closing terms in writing.
- Inspection: verify access, stages, repair process, and specialist needs.
- Warranty: review the exact booklet, claim steps, exclusions, maintenance duties, and timing.
Miami-Dade Is the Broad Map, Not the Final Answer
Two homes in the same county may have different cities, utilities, schools, taxes, flood conditions, associations, district charges, insurance needs, roads, and contract terms.

A Hypothetical Two-Home Comparison
A buyer compares two Lennar homes in Miami-Dade. The county is the same. The address checks are different.
- Address, folio, municipality, or unincorporated status

- Written price, premium, specifications, and current status
- HOA, condominium, CDD, district, and recurring charges

- Rate, APR, points, early payment, later payment, and cash to close
- Contract deadlines, inspection access, warranty, and closing status
This example is not a real listing. It does not assume any price, school, tax, flood, utility, insurance, or stock fact.
